USDA Zero-Down Rural Mortgages Across Wyoming Towns and Rural Counties — Pronghorn Parlor
Updated October 2026
A Wyoming mailing address does not automatically qualify a house for USDA financing. Across all 23 counties, eligibility depends on the property's location and the household's circumstances, not simply whether the listing describes rural living. For an eligible buyer and home, USDA financing can remove the down payment hurdle while leaving other closing expenses to solve.
Screen the address and household separately
Start with the exact street address in USDA's current eligibility system. A town boundary, ZIP code or county name is too broad to establish eligibility. Homes near larger population centers need especially careful address-level screening.
USDA's guaranteed loan program also applies household income limits that vary by location and household size. Income used to test program eligibility is not necessarily identical to income used to qualify for the mortgage payment. Adult household members who are not borrowing can still matter to the eligibility calculation.
The home must serve as a primary residence. A vacation cabin, investment rental or income-producing farm does not become eligible merely because it occupies a rural parcel. Private wells, septic systems and year-round access require appropriate documentation.
Zero down is not zero cash
The guaranteed program generally includes an upfront guarantee fee and an annual fee. Financing an eligible upfront fee can increase the balance, while appraisal charges, prepaid insurance, escrow deposits and other settlement expenses still need a funding plan.
| Expense | Planning question |
|---|---|
| Down payment | Does the transaction qualify for full financing? |
| Closing costs | Are permitted credits or assistance available? |
| Repairs | Must work be completed before closing? |
| Reserves | What cash remains after moving? |
Use the closing-cost estimator alongside the monthly-payment calculator, rather than treating zero down as the entire budget.
Compare USDA with Wyoming assistance
WCDA offers Standard First-Time Homebuyer, HFA Advantage and other financing pathways. Home$tretch can provide up to $10,000 at 0% interest with deferred payments; Amity addresses eligible repeat buyers and higher-income borrowers. Confirm compatibility with the proposed first mortgage through the Wyoming Community Development Authority.
Wyoming has no state real estate transfer tax, but title, recording and lender costs remain. Its lack of state personal income tax does not eliminate the need to document qualifying income.
Use the Consumer Financial Protection Bureau to compare Loan Estimates. Pronghorn Parlor recommends evaluating USDA against an assistance-backed alternative using the same purchase price, ownership timeline and realistic cash reserves.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments.
