Wyoming 23-County 2026 Conforming ($832,750), Teton ($1,249,125) and FHA Loan Limits — Pronghorn Parlor
Updated October 2026
The county where you buy can change which mortgage category fits your Wyoming purchase. For a one-unit home in 2026, 22 counties use the $832,750 baseline conforming limit, while Teton County, including Jackson, reaches $1,249,125, the high-cost statutory ceiling. These figures describe loan amounts, not maximum home prices.
Know which limit applies to your property
| Wyoming location | 2026 one-unit conforming limit | 2026 one-unit FHA limit |
|---|---|---|
| The 22 counties outside Teton | $832,750 | $541,287 floor |
| Teton County, including Jackson | $1,249,125 | $1,249,125 |
The baseline counties are Albany, Big Horn, Campbell, Carbon, Converse, Crook, Fremont, Goshen, Hot Springs, Johnson, Laramie, Lincoln, Natrona, Niobrara, Park, Platte, Sheridan, Sublette, Sweetwater, Uinta, Washakie, and Weston.
Use FHFA Loan Limits for conforming county tables and HUD FHA Mortgage Limits for FHA lookups. Select the correct year, county, and number of units. Two- to four-unit properties use different limits from the one-unit figures shown here.
A mailing address or a listing's reference to the Jackson area is not enough to establish Teton eligibility. Confirm the property's actual county before choosing a financing strategy.
Separate purchase price from mortgage balance
Suppose you buy a $900,000 home in a baseline county and put $90,000 down. The resulting $810,000 base loan amount is below the conforming ceiling. That does not guarantee approval, but the purchase price alone does not force jumbo financing.
With only $45,000 down, the same price produces an $855,000 base loan amount, exceeding the baseline limit. You would need to compare a larger down payment, jumbo financing, or another suitable structure.
For FHA, ask the lender to show the base mortgage and any financed upfront mortgage insurance separately. Mortgage insurance calculations should not be confused with the property's price.
Compare categories by total cost
Conforming eligibility does not guarantee the lowest payment. Credit, occupancy, down payment, mortgage insurance, and lender pricing all influence the result. Jumbo loans may have different reserve and documentation requirements rather than one universal qualification standard.
Review today's rates, then use the monthly payment calculator to compare identical purchase assumptions. Pronghorn Parlor's Wyoming mortgage options guide explains how conventional, FHA, VA, and WCDA pathways fit alongside these county limits.

Editorial Methodology & Primary Sources
Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.
Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes.
