A home near Riverton, Lander, Fort Washakie or elsewhere in the Wind River region cannot be matched to a mortgage from its street address alone. Borrower eligibility and land status both matter. Start by establishing whether the property is fee-simple land, individual trust land or tribal trust land, then identify the lending path that accepts that interest.

Match borrower eligibility with land status

HUD Section 184 supports eligible American Indian and Alaska Native borrowers and other eligible participants. It is not a general assistance program available to every buyer living near a reservation. A participating lender must confirm borrower eligibility, geographic eligibility and the property’s documentation requirements.

On trust land, an approved leasehold and additional tribal or Bureau of Indian Affairs processes may be needed. Ask which approvals, title documents and recordings apply to the actual parcel. Set contract deadlines around those requirements rather than assuming an ordinary fee-simple closing timeline.

For eligible veterans, distinguish a VA-guaranteed mortgage through a lender from the Native American Direct Loan program. The latter has separate eligibility and participating-tribe agreement requirements for qualifying trust-land transactions. A certificate of eligibility alone does not establish that every land arrangement qualifies.

Compare Section 184, VA and FHA deliberately

FHA is another potential route for eligible principal-residence purchases, but trust-land transactions require an applicable approved structure. In Fremont County, the 2026 FHA floor is $541,287; the conventional baseline conforming limit is $832,750. Neither number should be substituted for Section 184 program limits.

Use HUD FHA Mortgage Limits to begin checking FHA parameters and HUD program information. Review the Consumer Financial Protection Bureau for a consistent way to compare closing costs and monthly obligations.

Ask each lender to explain:

Build a parcel-specific ownership budget

Do not apply a generic Wyoming property-tax estimate to trust land without establishing the parcel’s treatment. For taxable residential property, Wyoming generally assesses 9.5% of fair market value and applies local mill levies. Fall notices and installment administration span September/November and March/May; confirm the actual due dates with the county treasurer.

Use the closing cost estimator to organize known charges, then request a property-specific financing comparison. Pronghorn Parlor’s starting checklist is borrower eligibility, land status and a lender experienced with that combination—before an appraisal is ordered or a closing date promised.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
