WCDA Standard, Home$tretch ($10,000 0% DPA), Amity and Spruce Up Loans in 2026 — Pronghorn Parlor
Updated October 2026
Cash needed at closing can be the biggest obstacle between a Wyoming renter and a first home. WCDA's programs address different parts of that problem: selecting an eligible first mortgage, financing repairs, and reducing the amount a buyer must bring upfront. The right combination depends on household eligibility and the property itself.
Choose the first mortgage before the assistance
Standard First-Time Homebuyer financing is a starting point for eligible first-time buyers. Confirm the current first-time buyer definition, income restrictions, purchase limits, education requirements, and any exceptions before choosing a property.
HFA Advantage provides a conventional financing pathway through WCDA. Compare its mortgage insurance, required cash, and monthly payment with other eligible first mortgages rather than looking only at the quoted interest rate.
Spruce Up combines a purchase and qualifying rehabilitation in one loan. It can be useful when an affordable home needs work, but the repair scope matters. Ask about eligible improvements, contractor approval, inspections, completion deadlines, and how rehabilitation funds are released.
The Wyoming Community Development Authority is the primary source for current program availability and participating lenders.
Understand Home$tretch and Amity
| Program | Main purpose | Question to resolve early |
|---|---|---|
| Home$tretch | Up to $10,000 in assistance at 0% interest with deferred payments | When does repayment become due? |
| Amity | Assistance options for eligible repeat buyers and higher-income borrowers | What current eligibility and repayment terms apply? |
Deferred payments do not mean automatic forgiveness. Before using Home$tretch, review the assistance documents for repayment triggers, including how a sale, refinance, or payoff affects the balance. Ask whether assistance changes the first mortgage rate or other charges.
Amity deserves a separate eligibility review if you have owned a home before or exceed another program's income threshold. Do not assume its terms match Home$tretch or that either program combines with every WCDA mortgage.
Compare complete purchase scenarios
Request written scenarios showing the first mortgage payment, mortgage insurance, property taxes, homeowners insurance, assistance balance, and cash to close. Include any required personal contribution and money needed for inspections or repairs before reimbursement.
Use the closing cost estimator alongside the monthly payment calculator. For document comparisons, the Consumer Financial Protection Bureau explains Loan Estimates and Closing Disclosures. Editorial Methodology & Primary Sources

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
